Bathroom Renovation – Keeping costs down

16/2/2021

When sitting down to plan you bathroom renovation, everyone wants to keep the costs down. But it’s not an easy task. Depending on what you want to achieve, a complete remodel or just a spruce up, here are some things to keep in mind when budgeting for your bathroom renovation.
Picture
PLUMBING:
If possible, the best way to keep bathroom renovation costs down is to keep plumbing fixtures in the same spot. Re-plumbing and re-modelling pipes and fixtures can not only be time-consuming, but end up being quite costly.

ROOM LAYOUT:
Windows and doors can also be costly to move or restructure. Consider all the possibilities within the current room before looking at needing to reconfigure the layout.

FITTINGS:
Tapware, vanities, baths, mirrors and associated fittings can range hugely in price. Is it possible to use your current fittings? If you have a ceramic bath, it may be more cost effective to have it repainted rather than replaced. If you do need/want to replace fittings such as tapware, make sure you shop around. Specialty bathroom shops can be expensive and you may find exactly what you are looking for at a warehouse or through professional resellers on ebay.

Picture
WHAT YOU CAN DO YOURSELF:
Of course plumbing, electrical, tiling, and waterproofing require professional tradesmen. If you are handy, there may be things you can do to keep costs down. Demolition or removal of vanities, tiles etc, repainting and hanging fixtures such as shower-shelves, towel rails and toilet roll holders are all minor jobs that can be done if you are handy enough.

CALL IN THE PROFESSIONALS:
Sometimes, the best way to actually keep costs down is to call in the professionals. Here at All Hands On Property Group, we have been working with bathrooms for over 10 years and have seen and experienced it all. We know how to best use your layout most effectively and cost-efficiently, we know the best budget products and have professional tradesmen to get in and get the job done.

December to Remember

Just as the title says, it was a December to remember for us at All hands On Property Group.  We carried out three stunning bathroom renovations within the Campbeltown area. The first was at a property in Eagle Vale where we completely transformed the property into a stunning, modern family home. From new bedrooms, to new bathrooms, kitchen, laundry, floors and walls, we gave this gorgeous home the uplift it needed.

Leumeah Bathroom Renovation

The second renovation we completed was in Leumeah and who said you needed a beachside holiday home in order to create a coastal bathroom retreat! Well, that's exactly what we did. The two selected neutral tiles mixed with a vibrant turquoise subway tile made for a stunning, yet fresh looking bathroom.

Campbelltown Bathroom Renovation

Our final Bathroom renovation in Campbelltown required a full reconfiguration from the bottom up as it was the first time it had been renovated since 1965. We had a mere 4.86m2 to work with. This bathroom had more of an understated look, which was brought to life by using a light Lappato wall tile in contrast with a Piccadilly nero matt floor tile. We took advantage of the 2.7m high ceilings by running the tiles straight up the walls -  giving it a warm palatial feel. The features of this bathroom include sophisticated matte black finished fittings and fixtures, a diamond shower screen, a built-in mirrored shaving cabinet with a shelf and gorgeous built-in niches trimmed of with a black border.

November Round-up

Welcome to Part 3 of our renovations series. In this edition of our newsletter, it's all about Laundry Renovations, which is the third area we specialise in. Whether your budget calls for a complete renovation or simply a fresh coat of paint, we can help you decide on what will work best for your space. This edition will feature our brand new video, as well as a stunning renovation project we completed last month and some tips to consider before renovating your Laundry.

All Hands On Laundry Renovation Packages

We can turn that tired old laundry into a functional, stylish and easy to use space. With inviting designs inspired by the latest styles, we can transform your laundry into a fully functional and organised, easy and affordable space you will love for years to come. Our Laundry Renovation Packages start from just $6,999 inc GST and include plumbing, electrical, lining, waterproofing with a 10-year warranty, tiling, modular storage and design solutions. Our package is designed to optimise flow and reduce the amount of time you spend performing daily household chores.

Stunning Laundry Transformation in Eagle Vale

The laundry is one of the most hard-working zones of your home, so a practical design is essential, but looks come a close second. In this renovation, the existing laundry was tired and lacking space. The client requested more storage space so we added brand new cabinets and maximised all available space that the original laundry was lacking. With the use of a stunning waterblend mosaic tile for the splashback, along with a Quantum Quartz stone benchtop, we were able to transform this laundry space into a modern, functional, clean and neat space. We’re sure that you will agree that this laundry transformation looks great and is now a fully functional space to work in.

Five Surprising Facts About Laundry

1. How Vikings did their laundry
Early sea voyagers, like the Vikings, used to tie their laundry up and hang it off the back of ships to wash as it passes through the waves.
Picture
2. 70% of dirt on your clothes is invisible
According to scientist's, even if your clothes appear to be clean, what makes them dirty isn't necessarily what you can see. Various types of human matter like dead skin cells, sweat, natural body oils and even the wrong type of detergent can make your clothes much dirtier than they may appear.
Picture
3. Washing detergent was invented because of soap shortages during the First World War
Chronic shortages of fat meant soap could not be made , which led to the creation of synthetic detergent. It was first marked as 'Dreft'.
Picture
4. Chinese were the first people to use the iron
Ironing as we know it today was invented by the Chinese. They were the first people to iron clothes with metal over a thousand years ago.
Picture
5. H. Sidgier invented the washing machine
1782 was the year the first washing machine was invented. Its creator was H. Sidgier of Great Britain. This was a very primitive version of what we have today, Sidgier designed a rod cage that would crank. Years later, inventions like the hand-powered drum machine helped form the machine we use today.

Four New Kitchen Trends for 2020

The kitchen takes centre stage when it comes to your home. If you’ve been thinking about giving your kitchen a DIY makeover, now is the perfect time to start planning. To help you get started, we can reveal the kitchen trends to look out for in 2020.

1. Use natural materials
Natural materials such as timber and bamboo are beautiful, timeless, and easy to incorporate into your kitchen. The raw tones will neutralise your space, add warmth and texture and can be worked into several kitchen styles.
When it comes to choosing your benchtop material, Lisa says: “Many people are opting for durable laminate benchtop surfaces because of how easy they are to install. They are budget-friendly, and you can choose surfaces that replicate the look and feel of real timber as well as marble too, without the maintenance required.”

2. Add a splash of colour
While white kitchens will always have a place in the home, trends are moving towards something a little moodier and bolder. Darker palettes, such as black, rich greens and navy, are certainly making their way into people’s kitchens. If you are going for a dark colour palette, make sure you have a lot of natural light entering the space, and create balance with accents such as timber tones to soften the aesthetic.
Picture
3. Get creative with open shelves
When done right, open shelves can make your kitchen look brighter and more spacious. They have become a popular choice, particularly in a traditionally styled kitchen, and the trend shows no sign of slowing down.
Open shelves can be made at any size with some clever thinking outside the box. With the help of multipurpose panels, you can create visual interest in the space while also creating nooks for bits and pieces that you want on display.
Picture
4. Incorporate clever storage solutions
When done right, open shelves can make your kitchen look brighter and more spacious. They have become While you will want some items openly displayed, others are better kept out of sight and that’s where clever storage solutions come into play. Kitchen items are being conveniently hidden behind stylish cabinets, making it all the more important to integrate your storage when planning your kitchen.
Using cabinetry in smart ways creates a modern look without compromising space.
Integrate as much cabinetry storage as possible and consider blind corner cabinets and spice and wine racks to ensure everything in your kitchen has a home. Using cabinetry underneath your island bench is a great way to win extra storage space.

This kitchen has been awarded the 'Best Kitchen in the World'

This modern yet deceptively simple looking New Zealand kitchen design has taken out the top award at the 2019 Designer Kitchen & Bathroom Awards for the world’s best residential kitchen. The kitchen, called Heaton Street, was created for a client who wanted an uncluttered, chic, smooth space created with edgy, urban materials. The streamlined, modern kitchen features a hidden sink and sleek benchtops.

Judges described the stand out feature of the kitchen as the Pure White Caesarstone bench that sits in the middle of the layered island. The  kitchen is effectively split into two sections by the island bench, providing a front area for food prep, cooking and interaction with guests, while the sink and associated ‘messy’ items is placed to the rear of the island, out of immediate focus. A separate zone, behind a veneered wall, provides out-of-sight storage, pantry and small appliance housing. This clever floor plan allows the eating area to flow seamlessly into the main living space.

September Round-up

Spring has certainly sprung! Green leaves are sprouting and flower buds are bursting, particularly across the Campbelltown area. It's nice to finally experience some warm weather following a cold winter. Last month we were kept busy with an amazing bathroom renovation, which you'll see below, as well as replacing fence panels and timber posts, patching resultant damage, make safe ceilings and much much more.

Keep your eyes peeled for these next three newsletters. All Hands On Property Group is featuring a three-part series on renovations, with this edition focusing on Bathrooms

Termite damaged bathroom transformed

This bathroom in Campbelltown had been completely eaten alive by termites. In fact, active termites were still present during the demolition. The timber frame had completely lost all of its structural capabilities - crumbling to the touch! While the termites were treated rapidly, our tradesmen replaced the damaged framing, resolving the issue. We were able to transform this tired old bathroom into a fabulous new bathroom design by using a Statuario Gloss Rect tile accompanied by a Geobright Blue Gloss Mosaic feature wall. These were grouted in with a Magellan Grey grout leaving the end result nothing short of an amazing transformation!

August Round-up

August sure flew by this year - it's hard to understand where the time went! Last month, we were kept extremely busy with more bathroom renovations, a back yard blitz, installation of fire doors, convex mirrors and letterboxes, patching walls, tiling, removing graffiti and even building a pergola, which you will see below. All this made for a busy, yet rewarding month!

Back Yard Blitz: Nestled in St Andrews

Whether your dream back yard is designed for entertaining a crowd or just relaxing with a good book, our landscaping and remodeling pros will pull out all the stops to transform it into a beautiful Oasis. This stunning home was in need of a back yard blitz, which is exactly what our team did. We removed the swimming pool, as well as the deck and surrounding plants before replacing it with gorgeous Eureka Kikuyu turf. We constructed a garden border and introduced some stunning native plants, bringing warmth to this back yard.

A pergola provides the ultimate in back yard relaxation during summer, especially in a sunny back yard. They provide shade from the hot summer sun, as well as protection from the rain during the cooler months. This back yard had a lovely barbecue area in desperate need of a pergola. So our team built a steel pergola above it - transforming it into a gorgeous, yet functional space.

Swedish people have a way of living similar to feng shui, it's called Lagom which translates to "just enough" and the picture below is an example of that. The Lagom decor is all about relaxation and balance. It revolves around muted colours, mixing textures like faux furs and metal to bring in visual interest, and bringing in nature through greenery and wooden elements. Another aspect of Lagom is having less furniture but of higher quality, so that it can get passed down to the next generation and reduce waste. It's a very simple way of life and has become a huge trend in North America.

July Round-up

July was an exceptional month in terms of carrying our larger renovation projects. Our team installed over 100m2 of internal composite flooring at a residential property in Oakdale, as well as tiling the outdoor patio area - nearly 200m2. These projects combined with installing fire doors, repairing resultant water damage to ceilings and carrying out rectification works at other local properties made for a challenging, but great month in general.

Project of the Month: Oakdale's Hidden Gem

Installing new internal flooring and tiling has never looked so good. This stunning renovation in the heart of Oakdale boasts style and sophistication. Our team were able to turn this already stunning home into a modern retreat by installing 120m2 of new internal composite flooring, as well as 163m2 of outdoor tiling using a gorgeous 450 x 900mm Precious Travertine tile. This renovation has yielded a contemporary home that is filled with charm and spaces that offer superb indoor/outdoor living.

Polycarbonate Sheeting: Out with the Old, in with the New

After a typical Sydney hailstorm, with golf-ball sized hail, this roof was a little worse for wear. We removed the damaged section and replaced it with a new tinted and water-tight solution. If your roof has taken a beating from a recent hail storm, give us a call. Our roofing experts can help assess the damage to your roof and assist you with the repair work.

June Round-up

In June, we were lucky enough to complete two stunning bathroom renovation projects, which challenged us creatively. We also carried out some fence and door repairs, as well as rectifying some roof leaks, thanks to Mother Nature for that. We also patched a few ceilings, installed new wardrobes, flooring, handrails and grab rails, as well as replacing a downpipe and installing new doors. All in all, it was a great month.

Laminate flooring is an innovative floorboard comprised of a durable print layer glued to a strong particleboard. This enables it to have the beauty of timber flooring (or any other design), unmatched durability and affordability. Laminate flooring has become a popular flooring solution that offers many advantages over traditional timber floors – they can look better, perform better, easier to install and are much more affordable. We used the Prime Traditional 8.3mm Laminate K8818 jarrah, to carry out this flooring job in Toongabbie.

May Round-up

May has been a whirlwind for us at All Hands On Property Group. We've found many unexpected surprises behind the wall this month including a brown snake, which you will see below. We have also worked quite hard on our website and re-organising for the cooler months ahead. In June, we have plenty of fun projects to look forward to. There will be bathroom renovations, ceiling rectifications and flooring installations. We can not wait to share the pictures of them with you through our Facebook Page and Website.

Brown Snake slithers into Child Care Centre

Children at a local child care centre had a close call last month when a dangerous snake was discovered metres from where they were playing. A brown snake had made it's way into the outdoor play area and was seen slithering alongside the boundary fence near a wall. We were called and asked to close all gaps from the outdoor play area to the neighbour's property, where the snake disappeared into. No-one was injured, thank goodness, and the snake hasn't been seen since.

Working smoke alarms help save lives, but only if they work. 2019 Winter fire data shows that almost 25% of smoke alarms did not operate in house fires. Test your smoke alarm batteries and replace your alarms if needed. Remember, all smoke alarms need to be replaced after 10 years. If you are a landlord, don't forget it is your responsibility to install smoke alarms and also see to their ongoing maintenance. As we head into Winter, now is a fantastic time to check that your smoke alarm is working.
