Depending on what you want to achieve, a complete remodel or just a spruce up, here are some things to keep in mind when budgeting for your bathroom renovation. PLUMBING: If possible, the best way to keep bathroom renovation costs down is to keep plumbing fixtures in the same spot. Re-plumbing and re-modelling pipes and fixtures can not only be time-consuming, but end up being quite costly. ROOM LAYOUT: Windows and doors can also be costly to move or restructure. Consider all the possibilities within the current room before looking at needing to reconfigure the layout. FITTINGS: Tapware, vanities, baths, mirrors and associated fittings can range hugely in price. Is it possible to use your current fittings? If you have a ceramic bath, it may be more cost effective to have it repainted rather than replaced. If you do need/want to replace fittings such as tapware, make sure you shop around. Specialty bathroom shops can be expensive and you may find exactly what you are looking for at a warehouse or through professional resellers on ebay. WHAT YOU CAN DO YOURSELF: Of course plumbing, electrical, tiling, and waterproofing require professional tradesmen. If you are handy, there may be things you can do to keep costs down. Demolition or removal of vanities, tiles etc, repainting and hanging fixtures such as shower-shelves, towel rails and toilet roll holders are all minor jobs that can be done if you are handy enough. December to RememberJust as the title says, it was a December to remember for us at All hands On Property Group. We carried out three stunning bathroom renovations within the Campbeltown area. The first was at a property in Eagle Vale where we completely transformed the property into a stunning, modern family home. From new bedrooms, to new bathrooms, kitchen, laundry, floors and walls, we gave this gorgeous home the uplift it needed. Eagle Vale RenovationLeumeah Bathroom RenovationThe second renovation we completed was in Leumeah and who said you needed a beachside holiday home in order to create a coastal bathroom retreat! Well, that's exactly what we did. The two selected neutral tiles mixed with a vibrant turquoise subway tile made for a stunning, yet fresh looking bathroom. Campbelltown Bathroom RenovationOur final Bathroom renovation in Campbelltown required a full reconfiguration from the bottom up as it was the first time it had been renovated since 1965. We had a mere 4.86m2 to work with. This bathroom had more of an understated look, which was brought to life by using a light Lappato wall tile in contrast with a Piccadilly nero matt floor tile. We took advantage of the 2.7m high ceilings by running the tiles straight up the walls - giving it a warm palatial feel. The features of this bathroom include sophisticated matte black finished fittings and fixtures, a diamond shower screen, a built-in mirrored shaving cabinet with a shelf and gorgeous built-in niches trimmed of with a black border. Ten Interesting facts that happened in 20202020 will be a year we never forget, with so many events taken place. Between our Wild Bush Fires, Covid-19, protests and US election, we sometimes forget to read about the other news stories that are reported. As a way to get your mind off all the sensitive news, we found 5 interesting facts that happened in 2020. 1. Rare Two-Faced Kitten Born In May 2020, a rare two-faced kitten was born in Albany, Oregon. The kitten was born with a birth defect called cranial duplication. Both mouths moved and were able to nurse. Unfortunately, the kitten passed away a few days after birth. 2. Treasure from 1715 Shipwreck Found A Florida man hit the jackpot when he found 22 silver coins along the beach from a 1715 shipwreck. Jonah Martinez located the coins by using a metal detector. The coins are estimated to be worth $6,000. 3. First Frog Fossil from Antarctica Found In Early April, scientists uncovered Antarctica’s first frog fossil. This fossil may help scientists learn when the South Pole froze. About 90 million years ago, Antarctica was a thriving rainforest before it froze. The fossilized frog is to be dated from roughly 40 million years ago. 4. Teen Caught a Nearly 900-pound SharkSummer holidays started off very exciting for 13-year-old Michah Harless from Texas when he reeled in, with the help of his father, an almost 900-pound tiger shark in the Gulf of Mexico. It took 36 hours for this team to catch the shark. 5. First Commercial Rocket to Orbit SpaceIt’s been a while since we’ve heard any astronaut news, but for the first time ever in May, NASA astronauts launch from the first commercial spacecraft, SpaceX CrewDragon, heading towards the International Space Station. Green leaves are sprouting and flower buds are bursting, particularly across the Campbelltown area. It's nice to finally experience some warm weather following a cold winter. Last month we were kept busy with an amazing bathroom renovation, which you'll see below, as well as replacing fence panels and timber posts, patching resultant damage, make safe ceilings and much much more. Termite damaged bathroom transformedThis bathroom in Campbelltown had been completely eaten alive by termites. In fact, active termites were still present during the demolition. The timber frame had completely lost all of its structural capabilities - crumbling to the touch! While the termites were treated rapidly, our tradesmen replaced the damaged framing, resolving the issue. We were able to transform this tired old bathroom into a fabulous new bathroom design by using a Statuario Gloss Rect tile accompanied by a Geobright Blue Gloss Mosaic feature wall. These were grouted in with a Magellan Grey grout leaving the end result nothing short of an amazing transformation! This video was taken during the demolition of the bathroom. Last month, we were kept extremely busy with more bathroom renovations, a back yard blitz, installation of fire doors, convex mirrors and letterboxes, patching walls, tiling, removing graffiti and even building a pergola, which you will see below. All this made for a busy, yet rewarding month! Back Yard Blitz: Nestled in St Andrews Whether your dream back yard is designed for entertaining a crowd or just relaxing with a good book, our landscaping and remodeling pros will pull out all the stops to transform it into a beautiful Oasis. This stunning home was in need of a back yard blitz, which is exactly what our team did. We removed the swimming pool, as well as the deck and surrounding plants before replacing it with gorgeous Eureka Kikuyu turf. Our team installed over 100m2 of internal composite flooring at a residential property in Oakdale, as well as tiling the outdoor patio area - nearly 200m2. These projects combined with installing fire doors, repairing resultant water damage to ceilings and carrying out rectification works at other local properties made for a challenging, but great month in general. Project of the Month: Oakdale's Hidden Gem Installing new internal flooring and tiling has never looked so good. This stunning renovation in the heart of Oakdale boasts style and sophistication. Our team were able to turn this already stunning home into a modern retreat by installing 120m2 of new internal composite flooring, as well as 163m2 of outdoor tiling using a gorgeous 450 x 900mm Precious Travertine tile. This renovation has yielded a contemporary home that is filled with charm and spaces that offer superb indoor/outdoor living. Polycarbonate Sheeting: Out with the Old, in with the NewAfter a typical Sydney hailstorm, with golf-ball sized hail, this roof was a little worse for wear. June Round-up In June, we were lucky enough to complete two stunning bathroom renovation projects, which challenged us creatively. We also carried out some fence and door repairs, as well as rectifying some roof leaks, thanks to Mother Nature for that. We also patched a few ceilings, installed new wardrobes, flooring, handrails and grab rails, as well as replacing a downpipe and installing new doors. All in all, it was a great month. May Round-up May has been a whirlwind for us at All Hands On Property Group. We've found many unexpected surprises behind the wall this month including a brown snake, which you will see below. We have also worked quite hard on our website and re-organising for the cooler months ahead. In June, we have plenty of fun projects to look forward to. Brown Snake slithers into Child Care Centre Children at a local child care centre had a close call last month when a dangerous snake was discovered metres from where they were playing. A brown snake had made it's way into the outdoor play area and was seen slithering alongside the boundary fence near a wall. We were called and asked to close all gaps from the outdoor play area to the neighbour's property, where the snake disappeared into. No-one was injured, thank goodness, and the snake hasn't been seen since. |
Working smoke alarms help save lives, but only if they work. 2019 Winter fire data shows that almost 25% of smoke alarms did not operate in house fires. Test your smoke alarm batteries and replace your alarms if needed. Remember, all smoke alarms need to be replaced after 10 years. If you are a landlord, don't forget it is your responsibility to install smoke alarms and also see to their ongoing maintenance.
